I think this is meant to read valid docs. of title (deeds in US Am. applies to land-only(, rather than documents of valid title, namely ones that are still in force - less than 15 years(') old for a good root to land or a contract / bill of sale absolute to valuables.

Whether Birtish (it has that feel about it) or Am/Can etc., there could be a problem if the docs. have expired or are barred by time.
