Перед этим указано, что

Т.е. получается, что Арендатор обязуется выплачивать Арендодателю арендную плату в сумме _______ в месяц авансовым платежом в первый или до первого числа каждого календарного месяца.
Арендатор обязуется уплатить неустойку в размере __, если он не внес арендную плату или не произвел другие платежи до 3-го числа каждого календарного месяца, *****retroactive to the first day of each calendar month******
Подскажите пожалуйста, что имеется в виду.

Еще указано, если -датор заезжает позже 1-го числа, платит он меньше (такую-то сумму)

Коль скоро ежемесячная плата вносится АВАНСОМ, то арендная плата, скажем, за апрель должна быть внесена не позднее 1 апреля. Если она не внесена до 3 апреля, то арендатор уплачивает неустойку, которая начисляется задним числом с 1 апреля, т.е. за период после наступления установленного срока внесения арендной платы за апрель (и до даты ее внесения).

Имхо, как и обычно.

Коль скоро ежемесячная плата вносится АВАНСОМ, то арендная плата, скажем, за апрель должна быть внесена не позднее 1 апреля. Если она не внесена до 3 апреля, то арендатор уплачивает неустойку, которая начисляется задним числом с 1 апреля, т.е. за период после наступления установленного срока внесения арендной платы за апрель (и до даты ее внесения).
