Estoy traduciendo unos estatutos sobre la copropiedad de un inmueble y no termino de entender "jusqu’à et non compris". He estado hablando con nativos y tampoco llegan a entender bien la frase. ¿Alguna sugerencia?

"...les canallsations, conduits, prises d'air, tuyauteries et réseaux divers de toute nature depuis les canalisatlons ou branchements publics jusqu’à et non compris les branchements sur des canalisations ou réseaux constituant des parties privatives,..."

Explanation:
Al describir los elementos comunes, particulares y privativos, hablando de instalaciones y canalizaciones, marca el límite que separa lo público de lo particular ("... hasta llegar y sin incluir las tuberías y conducciones..."). Es lo que se me ocurre.
