I am translating a real estate sales contract from Austria (2019) that was drafted by a notary public.

Under the heading „Kaufabrede“, the text reads:

Die verkaufende Partei verkauft und übergibt an die kaufende Partei und diese kauft und übernimmt von der erstgenannten […]die im Punkt “I” näher bezeichnete Liegenschaft […], samt allem, was mit dem Vertragsobjekt *** erd-, mauer-, niet- oder nagelfest *** verbunden ist oder sonst ein tatsächliches oder rechtliches Zubehör zu demselben bildet, sowie mit allen Rechten und Pflichten […].

I am well aware of the colloquial use of „niet- und nagelfest“, as perhaps a little old fashioned and used jokingly but I did not know that it had a use in modern legal language.

Target language is Australian English.

agree  John O'Brien: "-fest" is equivalent to permanently attached. You could add .."to the ground or walls" .. "by nails or bolts".
