Tale diritto reale conferisce a loro un potere assoluto ed immediato sulla cosa nonché il potere di agire verso terzi a tutela del loro diritto. Dal link sotto: "Wird ein Grundpfandrecht dinglich übernommen, dann bewirkt dies die unmittelbare Übertragung des dinglichen Rechts auf den Erwerber. Dieser kann aus seinem dinglichen Recht somit gegenüber jedem Dritten vorgehen" La frase è un po' da girare però, secondo me, per farla risultare più fluida e naturale in italiano.
