Italian term or phrase: capitale fondiario
This is a term which is used for the assessment of an agricutural business

- valutazione dei mezzi di produzione (capitale fondiario, capitale agrario e risorse umane) e alla specializzazione produttiva

I found this definition on wikipedia but there's not English entry so I don't know how this would be written in English

Il capitale fondiario è uno dei fattori produttivi dell'azienda agraria. È costituito dalla terra nuda più gli investimenti fondiari, che sono detti anche miglioramenti. Nel capitale fondiario quindi sono individuate due componenti, una naturale (la terra con tutte le sue caratteristiche) e una voluta dall'uomo (i miglioramenti).

Explanation:
I think you can gloss over the niceties of the definition in the translation and just translate as land, unless anybody knows a specific term. Patrimonio is assets, and that land is an asset can be taken for granted.
The famous economist Adam Smith defined the factors of production as "land, labour and capital"
