This is from a deed of sale (rogito prepare by a notaio). The term consolidato is used in the following way from the original text:

In data x/xx/2010 a seguito del decesso del signor Rossi l'usufrutto si è consolidato con la nuda proprietà.

I am clear on the proper translations for both usufrutto and nuda proprietà and understand that together they represent complete ownership and use of the property. In this case the owner had only bare property rights until the death of the person (Mr Rossi) who held usufruct rights passed away.

My question is how would this be properly expressed in english? The usufruct was joined with the bare property (rights)?

Tthe doctrine of merger in UK conveyancing: the preliminary contract of sale becomes merged with and subsumed into the conveyance of the land.

In this case, the life interest or estate, beneficial interest etc. becomes merged with the (AE) reversionary interest - means going back to the owner in the UK where the term is remainder.
