Who carries out the Property Survey Report? Property surveys are carried out by independent qualified surveyors and there will be many companies that can provide quotations for a survey to be carried out on the property you are purchasing. There is no set fee for a survey and each company is likely to differ slightly. There are a number of different types of surveys, the most popular are identified below: Condition Report – This is the most basic survey available and does not provide much more information than the mortgage valuation. It will identify the most obvious issues but not provide any advice. Home Buyers Survey – This is a more detailed and more common survey (in my experience in property) that buyers tend to have undertaken.This report will identify the obvious major problems and provide professional advice on the same. They will also provide an independent valuation on the property along with the reinstatement value (as does the mortgage valuation). Although the surveyor will not check over some finer parts of the property, the detail contained within the report is enough to provide buyers with the basic information that they may have been looking for. Building Survey – This is the report providing the most detailed information on a property and would be most beneficial to those purchasers buying older properties or properties that may have had extensive works carried out on them. The survey will be more expensive than those two mentioned above but provides a fully comprehensive report on the condition of the property along with all defects. The surveyor carrying out the survey will usually check everything, from under floor boards to the top corner of the attic.
