Based on the only paragraph provided as context, I don't see anything to indicate "early termination by the tenant(s), but rather solely based on this one para, the lease could simply have run out/expired. Yvonne: what other relevant information can you provide regarding the conditions of this lease?

Why not just "settlement"?

neutral  Adrian MM.: I also considered - full & final - settlement, but thought it ambiguous for litigation or land settled on trust.//Mea culpa! as per my profile, I've done landlord & tenant work at City Solicitors & in Chancery but never saw settlement at the end of a let.
