Deed of Recitals looks back to front to me, namely there are recitals to Deed of Land. Here seems to be record of title that, in UK unregistered land, would call for an epitome (list) or abstract based on the 'muniments of title' to show a 'good of title'. Country-neiutral for fans of 'offshore English' might be record of title. I agree that a covenant would be contained in a Deed of Land, but cannot see any specific planning restraints or 'negative pledges', namely to refrain from charging or mortgaging the land. PS Having had, many years ago, conveyancing experience only from the US Fed.
