Spanish term or phrase: OBSERVACIONES TEMPORIZADAS
Las presentes Especificaciones Técnicas establecen las actuaciones a desarrollar para las tres situaciones siguientes: A) REPAROS DE PRODUCTO, B) REPAROS DE INSTALACIÓN, C) OBSERVACIONES TEMPORIZADAS DE INSTALACIÓN.

According to the DRAE, temporizar is: Regular el tiempo en un mecanismo para que funcione en un momento dado o en momentos determinados.

I have tentatively translated this as installation observations regulated as to time... but I have no clue; have googled in both languages, y nada.

Mil gracias de antemano.

scheduled maintenance

Explanation:
This seems to be the logic of the specification. But I haven't seen this term before - "mantenimiento programado" is the usual one.

Asker: I don't think this is maintenance because it specifically talks about maintenance in a later segment.

Programmed (or scheduled) inspections

Explanation:
Point C specifically says "Observaciones", whereas maintenance work would more likely come under the heading of repairs (points A and B).

Notes to answerer
Asker: While I understand how observaciones could be inspections, I am not convinced... I do agree with scheduled (better than my 'time-regulated') but this appears to be a step in the identification and handling of a problem situation.
