Se expresa en euros por metro cuadrado construido y se calcula en base a la utilización óptima del suelo atendiendo a la máxima edificabilidad y tipología de edificación posibles, supuesto el suelo no edificado – máxima utilidad-. Su cálculo se hace por el método residual. Requiere del conocimiento de los valores de mercado y el coste de construcción del inmueble.
