Lessor (hereinafter referred to as Party A):
Tenant (hereinafter referred to as Party B):
I. Party A undertakes to rent Room 6A, No. 56, No. 999 Alley, Changshou Road to Party B via property agent. Said apartment is of two bedrooms & one bathroom, and covers an area of 95 square meters. The rental commences from March 1st, 2006 and ends at February 28th, 2007, with monthly rental amount of agreed RMB four thousand seven hundred Yuan, which is supposed to be settled every two month in a total amount of RMB nine thousand four hundred Yuan and three days in advance for following term rental.
II. Party B shall be required to bear all expenses arising from actual use thereof including water supply, electricity, gas, telephone, CATV, compound cleaning and security etc. during rental by paying all the bills accordingly and preserving all the original bills.
III. Party B shall be required to pay the rental deposit (breach deposit) of RMB four thousand seven hundred Yuan, which shall be returned to Party B without interest upon the termination hereof subject to Party A or property agent inspection on the house and auxiliary equipment of no damage as well as settlement of every due expense. In case of natural damage of the house and/or auxiliary equipment thereof, Party A shall be responsible for repair thereof, whereas in the event of the damage as a consequence of Party B artificial cause, Party B shall be liable for the repair and compensation therefor.
IV. Party A obligations
1. Delivery of the house and auxiliary equipment (as indicated in attached table II) at agreed time to Party B for its use.
2. No Take-back the house without prior consent.
3. No interference with tenant regular life, but assistance in providing convenience for their life.
4. Responsibility for normal maintenance of the equipment in the house and assumption of relevant expenses arising therefrom.
5. Handling house tenancy permit.
Note: property management charge shall be paid by Party A.
V. Party B obligations
1. No change of the house structure without prior consent.
2. No damage of in-house facilities due to artificial cause, nor public interest.
3. No sub-lease nor sharing of the house, no illegal activities by use of the house.
4. Payment for the house rental at agreed time, payment thereof before settlement without overdue payment. Otherwise it will be regarded as breach hereof.
VI. In case of Party B prior termination hereof due to special causes, it’s required to notify the property agent and Party A one month in advance, where the tenancy termination procedure shall be subject to Party A consent, with the loss arising from non-occupation of the house to be born by Party B.
VII. In case of Party A take-back of the house in advance, it’s required to notify the Party B and the property agent one month in advance, with the loss arising therefrom to be born by Party A subject to Party B consent.
VIII. During tenancy, Party A and Party B shall be required to abide by this contract without breach hereof, where Party A breach shall lead to return of double Party B deposit and Party B breach will give rise to no return of the deposit.
IX. The contract tenancy term is twelve months, during which the termination hereof due to the Force Majeure by Party A and Party B or either party hereto of national or local government acts shall not be governed by this contract.
X. Upon expiry of the tenancy term, Party A shall be entitled to take back the whole house, and Party B shall be required to return it at agreed time. In case Party B needs to renew the tenancy, it’s required to notify Party A fifteen days in advance, where parties hereto shall be entitled to renegotiate the rental amount, term and other issues thereof, and award the new tenancy contract.
XI. Upon the house hand-over to Party B, the water, electricity and gas readings are: (please see attached table I):

XII. The electric appliances Party A provides for Party B use include: (please see attached table II):
One telephone Two color TVs Three air conditioners
One shower fit One refrigerator One washing machine
Furniture and other facilities Party A can provide include: one DVD, one TV cabinet, one Microwave oven cabinet, one microwave oven, one three-person sofa, two beds, two bed cabinets, one dining table, six chairs, two matrixes, one dresser, two gate keys, two access cards, one mailbox key, and one electricity meter box key.
XIII. Those issues not covered herein shall be negotiated by parties hereto separately and put into other articles as the supplementary hereof; the written characters of this contract, supplementary articles, annexes, and blank position shall enjoy the same legal effect as the printed characters.
Supplementary articles:
1) In case of Party B activities in violation of national laws and status by Party B use of the rented house;
2) As well as in the event of those activities in breach of security rules, the tenant shall be responsible for any and all legal responsibilities arising therefrom.
3) The tenant shall be liable for the safety use of electric appliances and gas during tenancy.
XIV. Party A and Party B are supposed to have full capability of civil conduct upon award hereof, and clearly understand their respective rights, obligations and responsibilities, along with the performance hereof at their own accord. In case of dispute arising in the process performance of this contract or contract issues by parties hereto, it shall be resolved through friendly consultation. In case of failure thereof, it’s applicable to notify the property agent to assist in intermediation thereof but the property agent assumes no economic and/or legal responsibilities arising therefrom.
XV. This contract text shall be in triplicate in three pages without attached page, each of which shall be held by Party A, Party B and the agent. This contract shall take into effect since the signature date, and terminate upon the performance hereof is completed.
