There are two main categories of buildings insurance, insurance calculated by the number of bedrooms your property and insurance calculated by the sum insured, where you are required to calculate the cost of rebuilding your home yourself. The choice between the two often comes down to the difference between cost and convenience. Calculating sum insured insurance may be a long and sometimes confusing process, however you ensure that you only pay for the cover you need. Bedroom-rated insurance on the other hand may be convenient, and you don’t need to worry about not being adequately covered however, you may end up paying unnecessarily for cover you don’t need.
Bedroom-Rated Buildings Insurance
“Bedroom-rated” policies are, as the name implies, based on the number of bedrooms within your house.
• A higher the number of bedrooms makes the premium that you pay more expensive regardless of their size or content.
• Most policies have an unlimited sum per room, so if the most expensive bedroom in the house gets destroyed you won’t only be entitled to the average cost of a room.
• Be careful to check your policy to make sure that this is the case.
While this may save time and effort it may be worthwhile to consider…
Sum Insured Buildings Insurance
The “sum insured” is the cost of rebuilding your house no matter what the eventuality – even if the entire thing is washed away.
• The sum insured may be either above or below the current value of the property; the market value of your home will have little to no effect on the sum insured.
• It is important that it is calculated properly,
o A chartered surveyor can calculate the cost of rebuilding for you.
o It is possible to calculate this value yourself although it is not recommended unless you have a very good knowledge of building materials as well as their requirements and cost.
• Your provider may “index link” your policy. This means that the cost of rebuilding is automatically updated as it changes. Even with this feature it may be advisable to have a new survey performed every few years as the costs of labour and building materials do change over time.
• Remember to keep your insurer up to date with any renovations to your house: Extensions and improvements such as a new fitted kitchen will need to be taken into consideration to ensure your policy is accurate.

This site provides an in-depth guide containing important points to look out for when calculating your sum insured as well as a tool that will calculate the sum for you. It can be found here and is highly recommended, even if only as a guide before having a surveyor carry out a valuation

Il y a deux grandes catégories d’assurance bâtiment : l’assurance calculée au prorata du nombre de chambres à coucher (bedroom-rated building insurance), et celle calculée sur la valeur de la reconstruction (sum-insured building insurance), où vous êtes tenu de calculer le coût de reconstruction de votre habitation en cas de sinistre. Tout est donc question de choisir entre l’aspect coût et l’aspect pratique. Calculer la valeur de reconstruction peut être un processus long et parfois compliqué ; cependant, cela vous permet de payer seulement pour la couverture dont vous avez besoin. D’un autre côté, l’assurance calculée au prorata du nombre de chambres à coucher peut s’avérer plus pratique, car vous n’avez pas à vous soucier de savoir si votre couverture est adaptée ou non ; néanmoins, vous pourriez vous retrouver à payer plus que nécessaire.

Comme leur nom l’indique, les primes d’assurances « calculées au prorata du nombre de chambres à coucher » sont basées sur le nombre de chambres à coucher de votre habitation et non sur le nombre de pièces, comme c’est le cas en France.
• Plus vous avez de chambres dans votre logement, plus votre prime va être élevée, quels que soient leur superficie et leur contenu.
• La plupart des polices d’assurance ont un plafond de garantie illimité par chambre. En cas de sinistre dans la chambre à coucher ayant le plus de valeur de votre habitation, les dommages seront intégralement pris en charge et non calculés au prorata de la valeur moyenne de vos chambres à coucher.
• Vérifiez attentivement que cela est mentionné dans votre contrat.
Même si cette catégorie d’assurance vous fera gagner du temps et de l’énergie, il peut être intéressant d’envisager aussi celle-ci :
L’assurance bâtiment calculée sur la valeur de la reconstruction
La « valeur de la reconstruction » représente les frais liés à la reconstruction de votre habitation quel que soit le sinistre, même quand tout a été détruit.
• La valeur de la reconstruction peut être soit supérieure soit inférieure à la valeur appréciée (current value) de votre habitation ; la valeur commerciale (market value) de votre propriété aura peu d’incidence sur le plafond de garantie (sum insured).
• Le calcul à effectuer est important :
o Un expert (chartered surveyor) peut se charger de calculer pour vous le coût de reconstruction.
o Vous pouvez le calculer vous-même, bien que ce ne soit pas recommandé, à moins d’avoir de très bonnes connaissances en matière de matériaux de construction, ainsi que de leurs besoins techniques et de leurs coûts.
• Votre assureur peut « indexer » («index-link») votre police d’assurance, cela signifie que le coût de reconstruction est automatiquement mis à jour suivant la tendance du marché. Même avec cette option, il est conseillé de faire une expertise à quelques années d’intervalle car le coût de la main-d’œuvre et des matériaux évolue au fil des années.
• N’oubliez pas d’informer votre assureur de tous travaux de rénovation effectués dans votre habitation : agrandissements (extension) et embellissements (improvement). La valeur de la nouvelle cuisine équipée, par exemple, doit être prise en compte pour s’assurer que votre assurance est conforme au capital assuré.

I am a French native speaker, living in the UK and raising four multilingual children whilst working as a freelance translator/interpreter.
I grew up with a strong fascination for the German language and studied it in fact for 13 years. It was on one of my many trips to Germany that I met my future husband who dragged me to his home country after he proposed. England. The funny part of that story is that I could barely speak English when we first met. Two years later, I took on further studies and graduated with a MA in translation and interpreting from Surrey University. One of the greatest and most fulfilling challenges of my linguistic life. That year, I also added Portuguese in my portfolio of languages.
So now you know a little bit more about me, here are the services I offer :
