The first suggestion is the more literal of the two. My first thought was "caught between past and present" but having read the context, I think "poised" is more neutral in tone than "caught" which might give the impression that the hotel is caught in some kind of time warp.

The hotel combines Italy's [or Tuscany's, or wherever's] rich [historic] heritage with all the latest facilities / twenty-first century comfort.

Heritage is a useful buzzword.

Something along these lines may work - but I would need to see the whole text and have more information about and pictures of the hotel itself to be sure.
