In Panama it's very common for buildings/residential complexes to have an "área social" complete with pool, jacuzzi, gazebo, BBQ area and other such amenities, that the tenants can reserve in advance for private parties.

I'm sure it's also common in other countries... but what I'm trying to stress is that in Panama that area is usually called "área social" (I'm not sure about the name in other Spanish-speaking countries).

Anyway, what would be the equivalent in English? I'm tempted to translate it as "party area", but I want to be sure.

Maybe "communal recreation area" or "communal pool(s) and recreation area".

To David and Patricia: I agree with you both: common areas, for me, are also the sidewalks, lawns and such (Patricia's point), but a club house sounds more like a definite structure, maybe found at a country club (Sarah's point). "Área social" here is usually a loose term, meaning both an open space that includes what I mentioned above, as well as a closed, restriced space with a bar and floor space to acommodate tables, chairs and so on (for a proper party). In the case of my document, it's obvious they mean the former: "Área social con un área aproximada de Trescientos veinte metros cuadrados (320 Mts.2), que incluye piscina para adultos, piscina para niños y área abierta para juegos de niños" [sic]. However, I'm still not sure of what translation to use...

but don't you call the sidewalks, lawns, etc all 'common areas' (a legal term in the bylaws) versus the "marketing" language when someone is selling their place? The clubhouse is a "common area"; but I always heard that used as a legal term...

Gracias, Lydia, but I'm afraid the text in your reference is not very reliable, since it's from a Panamanian real estate website and they tend to have bad translations :( Believe me, I know. There are several real estate magazines here with awful English copy! :S I should probably offer them my services... :P
