We remain encouraged by a number of positive trends that emerged in the later part of 2009, including:
robust product demand with strong sequential and year-over-year mortgage origination growth, stabilization of credit performance, a return to double digit year-over-year growth in on balance sheet residential loan portfolio, and continued increased contribution from net interest income.
