Spanish term
pleno dominio por titulo de EXTINCIÓN COMUNIDAD
Spanish to English
Law/Patents
Real Estate
land registry document
This term is from a land registry document and comes from the OWNERSHIP section and reads as follows in full: 100,000000% del pleno dominio por titulo de EXTINCIÓN COMUNIDAD con carácter privativo.
100.000000% of full owership given that the PARTNERSHIP WAS EXTINGUISHED, but I could well be wrong and an unable to fit in the exclusive nature bit. Any pointers would be most appreciated.

exclusive ownership
The "con carácter privativo" bit might refer to exclusive ownership, not to the "extinción de comunidad". Just guessing here, really, but it seems to me the phrase "con carácter privativo" usually refers to ownership in one form or another.

: There are 2 notions here. This is legal stuff and you can't just guess.//Not at all, but an answer needs to be extrapolated from a knowledge of what is actually going on, not simply a dictionary

Do you mean that I should only answer if I am absolutely sure?

full private ownership due to termination of shared ownership
There is not enough context here to be sure but it looks as if full ownership of the property is passing to the owner due to the termination of the shared ownership.
This can happen in two cases: if the building is destroyed or if ownership is converted to private ownership
Artículo 23.- Extinción de la Comunidad de Propietarios
Artículo 23. Extinción del Régimen de Propiedad Horizontal
El régimen de propiedad horizontal se extingue:
2. Por conversión en propiedad o copropiedad ordinarias

The commonhold shall terminate:
(1) By the destruction of the building.
Notwithstanding any covenant to the contrary, destruction shall be deemed to have occurred when the cost of rebuilding shall exceed fifty percent of the value of the property at the time the event occurs; unless the excess of the aforesaid cost is covered by insurance.
(2) By conversion to ordinary ownership or co-ownership.

: this works (but "private" is not needed); it would be helpful if the asker could give more context though

Según el Diccionario Jurídico/ Law Dictionary de Guillermi Cabanellas de las Cuevas:
pleno dominio: fee simple absolute/fee simple
comunidad: joint ownership
si es que posee un título de pleno dominio sería "to be entitled to":
entitled to fee simple absolute due to the termination of the joint onwership

: "fee simple absolute" is a common law term and cannot be used to translate a notion from a civil law jurisdiction

Spanish term (edited):
pleno dominio por titulo de EXTINCIÓN COMUNIDAD
absolute title (restored) by way of SEVERANCE OF JOINT OWNERSHIP/EXTINGUISHING OF A RESIDENTS ASSOC.
I have deliberately, for Allegro's or Wordwatcher's benefit, avoided the EN common law or Equity terms of severance of joint tenancy of matrimonial property and the EN land law term of 'fee simple absolute in possession'.
But I concur with Allegro in that the comunidad needs be clarified: is it 1. a business partnership 2. extinguishing of a residents' i.e. co.owners' association of horizontalised property or 3. a matrimonial scene.

: Alegro concurs, subject to asker(s) clarifying the second notion within the phrase; c'mon Asker(s); but TT, please do not avoid common law/equity terms for my benefit, they are simply inappropriate// si si signore
