Use of a verb like collateralise or securitise - the latter referring more to mortgage-backed securities - dodges the problem of finding the right translation for Suscripcion de... : arranging, effecting or taking out of or signing up to, for instance.
Example sentence:

The analysis includes characteristics representing mortgage collateralization and the borrower's ability to service the loan, as scheduled.
