Landlord hereby to the best of the knowledge warrants that as of the commencement date of the Lease Term the Apartment and all structural points thereof, including without limitation ceilings, foundations, walls, floors and all utilities, sewage, gas and / or electricity, all mechanical, electrical, lighting, telephone, plumbing, heating and ventilation systems are in good order and safe condition.
