Why is it impossible for the Landlord to vacate the property? Should this be Арендатор or have I completely misunderstood?

Here is the whole sentence (all 69 words)!

Арендатор освобождает Арендодателя от ответственности и гарантирует ему возмещение ущерба в связи с возбуждением любых исков, возникновением любой ответственности и понесением любых убытков в результате и по причине: телесных повреждений, понесенных какими-либо лицами, либо смерти таких лиц в помещении или в здании; предоставления каких-либо помещений (включая занятие помещения), оборудования и услуг и их использования Арендатором и ***невозможности Арендодателем освободить помещение*** после прекращения или истечения срока действия настоящего договора аренды.

Selected answer doesn't make sense. Why would the Lessor be liable to the Lessee for a wrong done to the subsequent lessee, unless the subsequent lessee were the present Lessee or someone to whom the present Lessee were obligated?

To Dr Loftus and Igor Thanks for confirming my suspicion! For now, I'll translate this as though it were Арендатор (Tenant) and see if anyone else comes up with a better idea. There are several mistakes in this agreement, but this is the only substantial one so far.

I think there is a mistake in the text David.

David, I think there's no mistake. It seems clear from the whole sentence that the tenant holds the landlord harmless against liability arising, inter alia, from the landlord's inability to make the property available (i.e. for the next tenant) after this lease expires or terminates.
Tenant fails to vacate property after the lease expires => landlord cannot let it out as agreed with another person and has to pay damages => tenant is the ultimate guilty person and he pays or covers the damages.

Thanks Alexander - I think you've got it! The English term for this is "vacant possession", so the phrase would be "Lessor's inability to obtain vacant possession". This is a different meaning of освободить, related to "emancipate" rather than "vacate". Informally, you could say "inability to free up the property".

agree Rachel Douglas : That's what I thought, looking at this many hours ago (and motivated by the fact that the tenant was going to be to blame for this), but didn't know a term. Was tempted to write "liberate," but somehow I knew that wasn't it!

something - should imply force majoere circumstances (just an idea)

though I've never came across with anything like this, so better clarify it with the author

This would at least make sense. It wreaks an injury on the Lessee for which by contract Lessee is not subject to recompense.
