Right, I just wanted to ask you guys for your opinion on this. The dictionary lists this as "income from capital", but given how it is further qualified in my source text by the paragraph that follows it, I'm not entirely sure I agree. What I'm struggling with is the fine line between CAPITAL, EQUITY and ASSETS.
The line of thought I've tended to follow:
Capital = available funds (both own funds + funds from financing such as loans)
Equity = assets - liabilities
My context is as follows:

"De persoon in kwestie moet aantonen hoeveel VERMOGEN hij/zij heeft.
X rekent X% van het VERMOGEN als inkomen bij de vaststelling van de hoogte van de lening.
Het VERMOGEN moet vrij opneembaar zijn en mag niet in bijv. grond of woningen." (So here we're talking about liquid assets, because real estate by definition could not be "capital". . .)
What is the best way to go here?

Remark: It is unclear why the lender would not want to take into account income, or at least recurring income, from non-"available" assets as well, in assessing the borrower's creditworthiness.

Discussion
Maar either way, hoezo zou je daarvoor geen rekening hoeven te houden met de minimale aflossingsverplichting? Als je maximaal 50% aflosvrij mag hebben dan heeft de minimale aflossingsverplichting toch juist wel betrekking op de overblijvende schuld die bij elkaar gespaard moet worden?
Ik denk hierbij in eerste instantie aan een spaar- of beleggingsverzekering of een (bank)spaarrekening die gekoppeld/verpand is aan de hypotheek met als doel aan het einde van de looptijd een deel van de hypotheekschuld te kunnen aflossen. Het lijkt me logisch dat voor dit 'bedrag aan vermogen' geen rekening hoeft te worden gehouden met een/de minimale aflossingsverplichting. Of zie ik dat verkeerd?

Surely using "equity" here would be confusing as hell, considering equity also means that proportion of the value of the property which is already yours, rather than the bank's? Can I be bold and just go with "savings"?
Dat hele verhaal van mij over Box 3-vermogen (Inkomsten uit sparen en beleggen) was ingegeven door het feit dat dit in veel gevallen het type vermogen is dat bij een hypotheekaanvraag moet worden gespecificeerd. In jouw tekst wordt vermogen echter veel 'enger' gedefinieerd. Het lijkt er vooral om te gaan dat men inzicht wil krijgen in de grootte van het vermogen dat direct kan worden vrijgemaakt (d.w.z. waarover de hypotheekaanvrager/lener direct kan beschikken).

5) De kwestie "kopje anders formulieren of niet". Op zich zie ik wel de logica van het idee: in het kopje noemen we de umbrella term ("assets"), en dan zeggen we in de paragraaf daaronder welke voor ons acceptabel zijn (vrij opneembaar, niet vast). Maar ik denk dat ik dat "vrij opneembaar" (wat ik als "readily available" had) inderdaad tussen haakjes met "liquid" wil verduidelijken. Eventueel met kanttekening aan de klant voor geval dat een te extreme interpretatie is van wat men bedoelt.
1) Sorry, het is natuurlijk nogal logisch dat savings en investment niet (alleen) liquid assets zijn. Ik had jouw eerste reactie, Kitty, eigenlijk te vluchtig gelezen en dacht even dat Box 3 "inkomen uit vermogen" HEET, en dat je bedoelde te zeggen dat mijn klant met de frase "inkomen uit vermogen" dus waarschijnlijk Box 3-inkomen bedoelde.
2) Het lijkt mij dat we Box 3 buiten beschouwing kunnen laten (ondanks het voorkomen van Box 3 in combinatie met deze bewoording in andere hypotheek-contexten), aangezien oner Box 3 ook een tweede huis valt en mijn tekst expliciet zegt dat het vermogen niet in onroerend goed vast mag zitten.
3) Dan blijven we zitten met de volgende criteria: "vrij opneembaar" en "mag niet vastzitten".

Savings and investments taken as a whole (Box 3-vermogen) would qualify as a combination of current as well as long-term assets rather than as liquid assets (see first link above). However, in your specific context, the reference to Het vermogen moet vrij opneembaar zijn suggests indeed that only liquid assets are taken into account here. This could be translated as The assets need to be easily accessible (liquid). Not sure though if this justifies narrowing down the generic term vermogen to liquid assets.

What is income from assets, if the assets are illiquid? Dividends and similar distributions, interest, rental, royalty, and licensing income (the latter in the case of intangible assets such as intellectual property), and income from sale or other disposition recognized as realizing income.

In your specific context (application for a residential mortgage) using equity or capital would clearly be incorrect. I've checked a few Dutch mortgage application forms and it seems that inkomsten uit vermogen is often directly related to Box 3-vermogen (net assets taxed under box 3 of the Dutch income tax system).
Unless we know for sure that this is also meant here, I guess income from assets is probably the best choice, being just as vague as the source term :-).
