"S'agissant de travaux ne requérant pas l'autorisation expresse et préalable du BAILLEUR, le BAILLEUR pourra en exiger l'enlèvement par le PRENEUR à l'expiration des relations contractuelles.

Il est toutefois précisé en tant que de besoin que les équipements matériels et installations non fixés à demeure, et qui, de ce fait, ne peuvent être considérés comme immeubles par destination resteront la propriété du PRENEUR et devront être enlevés par lui lors de sa sortie, à charge pour lui de remettre les Biens Immobiliers en bon état après cet enlèvement, étant ici précisé qu’une limite desdits équipements, matériel et installation sera établie concomitamment à l’état des lieux, ainsi elle précisera la qualité mobilière et/ou immobilière de chacun de ces équipements."

I know "équipements" can be facilities, but is that right here? And what about the "matériels"?

I think this should read 'équipements, matériels et installations' instead of équipements matériels' as further on you have 'desdits équipement, matériel et installation'.

This is most likely referring to fittings (as opposed to fixtures).

...What is the difference between fixtures and fittings?

In English law fixtures are regarded as part of the land or building to which they are attached, and are therefore classified as real property. Fittings are not regarded as attached to land or buildings and so are moveable. The distinction comes into play when business premises are bought, since a buyer can expect, if there are not special arrangements, to get fixtures as well as land and buildings.

utilities or appliances

probably appliances, although an odd way of putting it. a service cannot really be "removed" from the apt afterward. "équipements matériels" is almost always followed by "lourds" which underlines the notion of referring to an object- i am assuming that in this contect they are talking about household appliances that have to be removed. these appliances are non fixés à demeure in other words do not come with the place, remain the property of the renter
